Planning Advisory Committee

The Planning Advisory Committee (PAC) is made up of volunteers appointed by Moncton City Council. The PAC advises Council on planning-related matters and is the approving authority for variances, conditional use applications, and applications for similar and compatible uses.

Regular PAC meetings are held on the fourth Wednesday of each month, except for the month of December when the meeting is held on the third Wednesday. 

Meetings take place in Council Chambers at Moncton City Hall unless otherwise noted.

Current Applications

Some development applications require Planning Advisory Committee approval. 

Public notice of these applications is posted to this page and mailed to property owners within a 60-metre radius of the property named in the application. 

The Committee meets once per month to consider applications. All PAC meetings are open to the public. You may submit written comments ahead of time and/or speak on variances and conditional use applications on which the PAC has approval authority. 



APPLICATION DETAILS

Yougendran Thiyagarajah, on behalf of 15558735 Canada Inc., has proposed a mixed-use development with Commercial on the ground floor and Residential above.  The following variances have been requested:

  • To allow non-traditional materials in some areas
  • To reduce the required loading area width from 3.0 metres to 2.5 metres
  • To increase the height of the building within 10.0 metres of the street from 13.0 metres to 17.07 metres
  • To reduce the required rear yard setback from 6.0 metres to 0.93 metres
  • To reduce the required flankage setback from 2.0 metres to 0 metres.

APPLICATION DETAILS

APPLICATION DETAILS

The City of Moncton has received a request for Variance for a proposed development zoned R3 (Multiple Unit Dwelling).

Michaud Residential Corporation, has proposed the development of four (4) phased Multi-Unit Residential Apartment and the following Variances have been requested:

•           To reduce the required rear yard landscape buffer for phase one (1) from 4.0 metres to 2.98 metres.

•           To permit shared dumpsters and bicycle racks across the development for phases 2, 3, and 4.

APPLICATION DETAILS

Application to construct five multiple unit residential buildings located at Salisbury Road PID 01014349.

The property is zoned SC (Suburban Commercial) and requires the following applications:

  1. Conditional use application to permit more than one main building on a lot.
  2. Variance Application

    a. To increase the building height from the permitted 15m (4 storeys) to 6 storeys for Buildings A, B, C and D in a Suburban Commercial     zone (SC);

    b. To allow for a 2% increase in parking surface area in one lot (Lot 26-1002) from 35% permitted to 37%.

    c. To reduce distance from 4.00 metres to 2.51m in a portion of the landscape in the rear yard in Building B.

    d. To increase the required distance between jogs and recesses in the facades from 9.0 metres to 9.9 metres.

APPLICATION

736212 NB INC. is proposing to develop a residential subdivision on Salisbury Road, between civic 73 and 103. The proposed subdivision will create Land for Public Purposes and two (2) large lots for future residential buildings.

APPLICATION

CG Group Ltd. is proposing to relocate existing Land for Public Purposes from the middle of their property to a location better suited to accommodate a multi-use trail along existing Land for Public Purposes which also encompasses a creek.

APPLICATION DETAILS 

People’s Park Tower has applied to rezone a portion of their lands (PID 70638184 & 70638192) from the Suburban Commercial (SC) Zone to the Multiple Unit Dwelling (R3) Zone.   

The purpose of the proposed Zoning By-Law amendment, being By-law Z-222.66, is to facilitate the construction of a new 6-storey, 65 unit apartment building.

Please note - All members of the public are welcome to attend the meeting, but no public participation is permitted at this time. Public participation is reserved for the public hearing stage of the process, which is scheduled for April 20, 2026.

APPLICATION DETAILS 

CG Group Ltd. has applied to rezone lands located on Corey Craig Drive, encompassing PIDs 70423728, 70417001, 70649322, 70649348, and a portion of PID 70649363 from the Highway Commercial (HC) Zone to the Multiple Unit Dwelling (R3) Zone.    

The purpose of the proposed Zoning By-Law amendment, being By-law Z-222.67, is to accommodate five new 6-storey apartment buildings with a total of 752 units and ground floor commercial space.
