Planning Advisory Committee

The Planning Advisory Committee (PAC) is made up of volunteers appointed by Moncton City Council. The PAC advises Council on planning-related matters and is the approving authority for variances, conditional use applications, and applications for similar and compatible uses.

Regular PAC meetings are held on the fourth Wednesday of each month, except for the month of December when the meeting is held on the third Wednesday. 

Meetings take place in Council Chambers at Moncton City Hall unless otherwise noted.

Current Applications

Some development applications require Planning Advisory Committee approval. 

Public notice of these applications is posted to this page and mailed to property owners within a 60-metre radius of the property named in the application. 

The Committee meets once per month to consider applications. All PAC meetings are open to the public. You may submit written comments ahead of time and/or speak on variances and conditional use applications on which the PAC has approval authority. 

APPLICATION DETAILS 

City Council of the City of Moncton is considering amending the City of Moncton Municipal Plan (By-law # Z-122.15), adoption of a proposed revised Secondary Municipal Plan - Vision Lands Plan (By-law # Z-122A.1), and amending the City of Moncton Zoning By-laws (By-law # Z-222.60) to facilitate future development of the Vision Lands.

The proposed amendments to the Municipal Plan comprise:

•             Amendments to ensure policies with the municipal plan align with the proposed Secondary Municipal Plan - Vision Lands Plan,

•             The addition of a new zone (the Core Mixed Use zone),

•             Amendments to Schedule 1 (the Generalized Future Land Use Map), to reflect the proposed zoning in the Vision Lands, and

•             Amendments to Schedule 3 (the Future Roads Map) to reflect the proposed road layout in the Vision Lands.

The proposed amendments to the Zoning By-laws comprise:

•             Amendments to ensure by-laws align with the proposed Secondary Municipal Plan - Vision Lands Plan,

•             The addition of a new zone (the Core Mixed Use zone),

•             The addition of new design standards for the Vision Lands,

•             Rezoning to accommodate Vision Lands West,

•             Addition of Schedule I - Vision Lands Height Precincts, 

•             Addition of Schedule J - Percentage of Commercial Ground-oriented Uses, and

•             Addition of Schedule K - Maximum Streetwall Height.

The Planning Advisory Committee will provide its written views to Council on the above-mentioned application at their regular meeting on Wednesday, February 25 at 5:30 p.m. in Council Chambers at City Hall, 655 Main Street, Moncton, NB.

Please note - All members of the public are welcome to attend the meeting, but no public participation is permitted at this time. Public participation is reserved for the public hearing stage of the process, which is scheduled for Tuesday, April 2, 2026.

The City of Moncton has received a request to seek an amendment to a variance condition that required the installation of a 2.0-meter opaque wooden fence and replace with a 2.0-meter chain link fence.

APPLICATION DETAILS

The City of Moncton has received a development proposal for the creation of a multi-building commercial development across two properties, PID(s) 70402854 and 70549704. 

The properties are zoned Business Technology (BT zone) and Suburban Commercial (SC zone). 

To accommodate the development as proposed, the following conditional use and variance applications are required:

 Conditional Use

  • To allow for more than one main building on a lot

Variance(s)

  • To reduce the 12m minimum setback to 8m in in part for the property line facing Beaverbrook Street. 
  • To reduce the 12m minimum setback to 5m in part for buildings nearest to the property line facing the new public street 
  • A partial reduction in the street tree requirements facing Vaughan Harvey Boulevard

Reduce the BT Zone landscaping requirement in part

APPLICATION DETAILS

The City of Moncton has received a request for a variance for properties located at 50-80 Corey Craig Drive (south of Charles Lutes Road) to reduce the front and side yard setbacks, to increase the parking lot coverage to cover more than 35% of a lot, and to allow a driveway within 3m of a property line. The variances will accommodate the construction of five new multiple unit buildings, with a total of 667 dwelling units (PIDs 70417001, 70649322, 70649348. 70423728).    The property is zoned HC (Highway Commercial).

APPLICATION DETAILS

CG Group Ltd. is proposing to relocate existing Land for Public Purposes from the middle of their property to a location better suited to accommodate a multi-use trail along existing Land for Public Purposes which also encompasses a creek.

APPLICATION DETAILS

NBIMC Realty Corp. is proposing to develop a commercial subdivision on Intercolonial Way, north of Millenium Boulevard. The proposed subdivision will extend Intercolonial Way and create a new city street from Vaughan Harvey Boulevard through to Intercolonial Way.
